Project

Roofing and masonry refurbishment

We were appointed to deliver a comprehensive roofing and masonry refurbishment across a long terrace of Grade-style period residential buildings at 372–390 St John Street in Clerkenwell, London.

The works involved the full renewal of pitched Welsh slate roofs alongside extensive chimney and masonry repairs, all carried out within a live residential setting on a busy London arterial route.

The project included the complete strip and replacement of natural slate coverings, new roof membranes and battens, upgraded skylights, and detailed leadwork throughout. Chimney stacks were repaired across the terrace, with careful attention given to maintaining the buildings’ heritage character. Temporary weather protection was installed during each phase to ensure properties remained watertight, while internal making-good works were completed following roof renewal.

Given the scale of the terrace and the urban constraints, our team implemented a phased scaffold and access strategy, including front and rear elevations, roof-level walkways and tin-hat protection to maintain weather security during strip-out. A goods hoist reduced manual handling and limited disruption at street level, while scaffold alarms and controlled access points ensured resident and public safety.

Works were delivered on a roof-by-roof basis, ensuring no property was left exposed at any stage. Regular inspections and close supervision maintained quality control across multiple active work fronts, allowing membrane installation, slate fixing, skylight placement and chimney works to progress in a coordinated sequence.

The completed scheme has delivered fully refurbished slate roofs, improved long-term weather performance and carefully restored heritage detailing  and all achieved within a constrained and fully occupied urban environment.
