15 Rathbone Street in Soho is one of the most impressive office buildings in Fitzrovia and was acquired by our long-standing client Fabrix to house their Headquarters. The 5-Storey, 9500 sq ft building has floor to ceiling levels of up to 4 metres and large openable windows.

Fabrix appointed us to provide a CAT A+ fit-out to the first-floor office space. The £600k project included the installation of raft ceilings to create good sound absorption and improved acoustics, magnetic timber flooring, high-end joinery for the glazed timber partitioning and a bespoke timber kitchen.

To improve the energy efficiency of the space with a high EPC rating, we provided a design and build solution for the MEP fit-out that included a hybrid VRF (HVRF), an innovative air conditioning system that is unique to Mitsubishi Electric. With water pipework connecting the indoor units, Hybrid VRF provides comfortable and stable air temperature control with no refrigerant in occupied spaces, meaning simple compliance with BS EN378 and removing the need for expensive leak detection.
